Oculus Inc. provided interior design services, including the development of a Corporate Office Spec Suite strategy to modernize leasable office space within the building.

Originally designed in 1984, 101 S. Hanley entered Oculus Inc.’s process as an outdated and uninviting office building. Dark finishes and long corridors limited its appeal and tenant experience.

Through a comprehensive renovation strategy, the building was repositioned as Hanley Corporate Tower. The design solution was rooted in human needs and tenant experience. It was delivered through a value-engineered approach that met budget requirements without compromising design quality.

The renovation transformed key building components, including common areas and interior circulation. These updates created a brighter, more welcoming environment with improved functionality and flow.

The results were immediate and measurable. The first completed Corporate Office Spec Suite attracted a tenant so quickly that it was occupied the day after punch list completion.

Prior to renovation, the building’s occupancy rate was 70%. Following completion, occupancy increased to 100%. Hanley Corporate Tower is now recognized as a KBS Higher Purpose Building, reflecting its repositioned market identity and improved performance.
